Airbnb Releases 10 Exciting New Upgrades for Hosts


Airbnb loves to hear host feedback. They’ve taken all of the requests, complaints and suggestions submitted by Airbnb owners over the past year and made the changes that hosts want. The Good Neighbor Realty team is super excited about these updates and we’re sure you’ll be too:

  1. More Protection via AirCover: Airbnb’s AirCover now includes protection for cars and boats parked at your property, as well as expanded coverage for art and valuables. They have also increased the damage protection amount from $1 million USD to $3 million USD. Enjoy some peace of mind knowing your valuables are safe!

  2. Increased Guest Identity Verification: Be confident that you know exactly who is staying at your property. Identity verification has now been expanded to the top 35 countries in Airbnb, covering 90% of reservations. 

  3. Avoid Unauthorized Parties with Reservation Screening: Airbnb’s new reservation screening technology looks at hundreds of factors to block bookers that are likely to throw unauthorized parties. This will initially launch in the US and Canada, and will expand worldwide Spring 2023. 

  4. Simplified Reimbursement Process: Airbnb has now made it as easy as possible to file a claim regarding a missing or damaged item. Simply fill out a few questions and you’ll be good to go!

  5. Ground Rules for Guests: Airbnb wants you to be confident that your property is being respected, so they’ve made it easy to set the right expectations. You can now fill in a section labeled “ground rules” for guests to be aware of before they book. First time rule breakers will receive a warning, and multiple offenders will be suspended or removed from the platform. 

  6. More Detailed Guest Reviews: You can now add additional details when rating your guests. Easily make a note if a guest brings an unapproved pet or stays past checkout. Other hosts will then be able to view these details and take them into account when they receive a booking request.

  7. Request Removal of Retaliatory Reviews: Airbnb knows that sometimes bad reviews are not deserved. They’ve made it much easier to request the removal of those unfair reviews, regardless of when it was posted. These include reviews from guests who severely violate house rules, throw a party, damage the property, or overstay their reservation.

  8. Get Paid Faster: Airbnb is now introducing FastPay. For a small fee, you can now receive your payout in just 30 minutes after your request. 

  9. Know Your Category: You will now be able to see exactly what category your home is in, right in your listing details. You’ll also be able to add more details to ensure that your home is placed in the correct category. 

  10.  Standout with New Categories: Airbnb is adding 6 new categories to ensure everyone is covered. Some of these categories include “new”, “trending”, “adapted”, and “private rooms”.
